Renter Qualifications
At Be Mesa, we aim to ensure a smooth and transparent leasing process. To help you prepare for your application, we've outlined the key qualifications required for residency in our community. Please note that each individual 18 years or older must submit a separate application and meet the following criteria:
Identification
- A valid government-issued photo ID is required for all applicants age 18 or older to tour our community.
Income Requirements
- Combined household income must be at least 2.5 times the monthly rent before taxes.
- If a guarantor is needed, their income must be 5 times the rent and they must meet all standard criteria.
- If you don't have a qualifying guarantor, you may apply with The Guarantors, a third-party service that can act as your lease guarantor.
Credit History
- A credit screening is required for all applicants.
- Poor or insufficient credit may require an additional deposit, a guarantor, or may result in denial.

Criminal Background Check
- All applicants will undergo a criminal background check.
- Applications may be denied based on criminal convictions.
Pet Policy
- A maximum of 2 pets are allowed per apartment home.
- Maximum weight: 75 lbs each.
- Restricted breeds: Rottweiler, Doberman Pinscher, Pit Bull Terrier, Staffordshire Terrier, Chow, Presa Canarias, Akita, Alaskan Malamutes, Wolf-Hybrid, or any mix thereof.
- Qualified assistance animals are exempt from pet policies.
- All pets must have current vaccination records and be spayed or neutered in order to be approved. Documentation will be required as part of the application process.
- Contact the leasing office for the complete pet policy, including applicable fees and deposits.
Adult Dependents
- Adult residents (18+) not on the lease must qualify as "Adult Dependents" and pass a background check. They are not financially liable under the lease.
Renter's Insurance
- Proof of renter's insurance with a minimum of $100,000 in personal liability coverage is required at lease signing and must be maintained throughout residency.
Fair Housing Commitment
- We follow all federal, state, and local fair housing laws and provide reasonable accommodations for individuals with disabilities.
Communication & Data Privacy
- By applying, you consent to communications by email, text, or phone.
- Personal information may be used to operate the property, provide services, or for marketing purposes.
Rental Rates & Lease Terms
- Rental rate quotes are valid for 2 business days and may change if your move-in date or lease term is adjusted.
- Offers may change without notice and are valid based on the date the apartment is secured and the promotion in effect at that time.
Application Accuracy
- Any false or misleading information in your application may lead to immediate denial.
Occupancy Limits
We follow a standard occupancy guideline of two persons per bedroom, plus one per apartment:
- 1 Bedroom: Up to 3 persons
- 2 Bedroom: Up to 5 persons
